What is the Golden Visa program?

Greece’s Golden Visa program allows foreigners who purchase property valued at €250,000 or more to attain a 5-year residence permit for themselves and their immediate families (spouse + children under the age of 21 years), which can be renewed every five years, as long as property ownership is maintained.

As of May 1, 2023, a new threshold of €500,000 will be applied to specific regions within the country: Athens and its greater area, Thessaloniki, and the Mykonos and Santorini islands. The €250,000 threshold will remain in effect for all other regions.

The benefits

Greece’s Golden Visa represents one of the lowest qualification thresholds in all of Europe. It provides unrestricted entry and movement within the Schengen area, comprised of 27 EU countries. Additionally, after 7 years of holding a residence permit, non-EU citizens can obtain Greek citizenship provided they have stayed in Greece for at least 180 days each year.

How do I qualify?

The process for acquiring a Golden Visa is relatively simple. No physical residency, language test, interview, or specific education or experience is required.

An application must be submitted, including personal documentation, a certified passport copy, 4 printed digital passport photos, a printed digital signature, as well as all relevant documentation regarding the real estate project and its purchase. This may include the contract of purchase, timeshare contracts, insurance contracts, construction contracts, building permits, and contractor invoices.

Once submitted to any Aliens and Immigration Department at the Decentralised Authorities office in Greece, document processing may take two months or more. During the application processing time, the applicant does not need to stay within Greece’s borders. There is no requirement to remain in Greece for any period of time prior to or following the application, affording property investors full mobility without timed constraints and restrictions.
